I think you start looking right now, a couple of things that are really interesting.

No.1: mortgage rates have fallen to all-time lows.

No.2: prices have gone down in some areas by over 30%, it's sort of startling to think about that. So when you're out West some of the areas that had been hit the hardest by the housing crises, I would be looking in 2009 if you are a qualified buyer. If you're in an area that hasn't gone down as much, just be patient, you can take your time.

Deals to be had depending on where it is. Let's talk about refinancing, we've heard about potentially, mortgage rates of 4.5%, possibly, is it time to refinance now?

If you can qualify and that's a big IF, (that is a big IF), because we don't know, you, we're, maybe with the Obama's stimulus plan that gets unveiled in 2009, more people can qualify. But right now, you still need good credit, if you've got good credit and you need to refinance or you can refinance, go for it, 5.14% is fantastic.
